AMDA’s new magazine app includes feature articles, slideshows, video, and 360 degree revolving renderings for new home designs. The app —available for free download— also includes an easy to use menu system featuring interactive table of contents, page thumbnails, and a story view.

Well, that hasn’t been a suprise to our designers; we’ve been designing amenity packed smaller homes since opening our doors in 1983.  Even as the average home size grew, Mascord homes maintained feature rich interiors, such as open living rooms, restaurant-style kitchens and plenty of usable space (as opposed to tons of corridors and transitional spaces found in many production built homes).

A few tips for successfully living in a smaller home garnered from the article ‘How to Sell Your Small Home’ by Money Crashers:-

1. Cut the clutter.  Make sure all your seasonal possessions are properly stored in provided space, and don’t keep items you never use. Keep countertops clean and free of small appliances; it will increase the perception of space.  In multi-functional spaces (such as home office furniture in the corner of the living room), keep the area tidy and keep the style of furniture the same as the rest of the room. Glass topped coffee tables provide the illusion of more space.

2.  Effective lighting adds space.  The lighter your hoem is, the more spacious it will feel. Tall corner lamps that shine upwards light dark corners and light airy curtains let more light through windows.

3. Add distance with landscaping.  If you have a smaller lot, you can add the illusion of a deeper back yard by placing taller plants close to the back deck or home, and progressively smaller shorter plants the further you go back into the yard.

Tips of Home Furnishing:

• If your new home is in a pre-planned community, check out the developer’s model home for pieces you like. They may be a bit worn, but often the developer will sell off the home’s furniture after a period of time. It’s a great way get room sets that are already coordinated.

• When furnishing a living room or family room, choose 2 loveseats rather than one huge sofa. They’ll be easier to move and can be used forming a corner seating area, opposite each other to create a conversation spot, or separately in different rooms of your home.

• When looking at used furniture – or any used furnishings – don’t think of what they look like now, but what they could look like with a little refurbishing. Maybe that coffee table wouldn’t fit your living room now, but sand it down and add a coat of stain and it might not be so bad.

• Be creative with tables. Choose interesting bases and use plate glass for the top. Or make your own side tables (round or rectangular) of plywood, then cover with an under cloth of felt (for softness) and a decorative tablecloth of coordinating fabric. Use these in a living room or as nightstands by a bed.

• Buy lamps, vases, side chairs, and pillows in pairs. They’ll add symetry and continuity to a room. As you move, they will also offer the option of using each piece in a separate room if necessary.

• Choose a color scheme and stick to it. Start with white or your anchor color and select fabrics and accessories to compliment the color scheme. If you carry the colors throughout your home, you’ll be able to move furniture and accessories from room to room. They’ll look great wherever you place them.

• Again about storage: If you’re short on built-in storage like closets, try to select furnishings that have storage in them, such as a coffee table with drawers or a cabinet at the entry instead of an open table. You’ll be amazed what a difference just one drawer or shelf makes.

• When you’re arranging furniture, try to think ‘outside the box’. Use furniture or accessories in unexpected ways, such as a loveseat at the end of a bed, a TV hidden away under a tablecloth, or a big dresser that holds video tapes.

• Don’t be afraid to experiment! Find what works best for you in your present situation. If you’ve selected items with versatility in mind, you’ll end up with an arrangement that’s just right!
